• RAMS (Risk Assessment and Method Statement)

  Combined document required for most construction sites under CDM 2015. Risk Assessment identifies hazards; Method Statement defines how work is carried out safely.

• Construction Industry Scheme

  HMRC scheme requiring contractors to deduct money from subcontractor payments (20% standard, 30% unregistered, 0% gross-paid). Counts as advance payment toward subcontractor tax and NI.

• VAT reverse charge for construction services

  Periodic inspection report grading the safety condition of an electrical installation. Required every 5 years for rented homes in England.

  Annual safety check record for gas appliances. Mandatory for landlords every 12 months. Issued by a Gas Safe registered engineer.

• Schedule of Works

  Itemised list of every task in a construction project, used as the basis for pricing, tendering and managing variations.

• Retention

  Percentage of contract value (typically 3-5%) held back by the customer until practical completion and the defects liability period ends.

• Stage payment

  Phased payment milestones agreed in advance, payable on completion of defined stages of the works.

• Practical completion

  Point at which works are complete except for minor snagging. Triggers handover, the defects liability period and release of half of retention.

• Snagging

  Process of identifying and rectifying minor defects after practical completion but before final account settlement.

• Variation order

  Written instruction to change the scope of works mid-project. Forms the basis for revised pricing and the variation account.

• Method statement

  Step-by-step written description of how a specific work activity will be carried out safely, with the control measures for identified risks.
